LAVINIA STATE RP | PROPERTIES

Businesses determine one's status, income, and outreach in the world of Lavinia State Roleplay. From the owner of the business to the newest of employees, finding work is a sure-fire way to access strong roleplay and connections within the State. 

Properties are whitelisted locations or buildings, owned by player-characters. Owning a property will offer a new management menu, with the ability to maintain stock, salaries, and more. 

Property Guidelines

Property ownership positions are limited, and thus held to a higher standard than other roleplay opportunities. Before applying, please keep the following in mind: 

  • Property owners are expected to be active roughly once per week.

  • Properties that are left inactive for a period of four weeks will be revoked without warning. Property owners may avoid this by submitting for leave-of-absence.

  • Players may hold up to two properties across their characters.

  • Characters may hold no more than one property at a time. 

  • Exploitation of properties will result in revocation.

Property Applications

Properties may be applied for via the LSRP Discord, under the Support category. Denied applicants may reapply after a period of 48 hours. 

BANKS

The world of banking is both fickle one in the late 1800s. Bankers maintain massive vaults of money, see to clientele's loans and mortgages, and uphold ties to the greater community of their town by financial means. 

However, not all is well. Banks are one of the prime locations for robberies by the outlaw gangs of the state. For the player who is after heavy roleplay with sparks of conflict, a bank is the idealic path.

CHURCH

The clergy is not an undertaking for every man or woman - only the strongest of faith or the best of cons survive in the trade of preacher and priest, caretaker and nun. 

Churches are roleplay-based opportunities for those who enjoy a light-paced, peaceful existence in the State. Church owners focus primarily on day-to-day interactions as well as community and holiday events.

CLINIC

Medicine and healthcare are a stark necessity in an era rampant with dangers. From cholera outbreaks to animal mauling, gunshot wounds and beyond, having a primary, stable place to find medical assistance is a necessity for many. 

Clinics are specialized properties that may be owned an operated by characters of the Doctor career. Medical roleplay is largely centered around these areas, making them high-stakes and not for the faint of heart.

FARM

People seeking a simple life without the stress or worries of town are often drawn to the farm life. Tilling the earth, maintaining the home, and perhaps stepping off the property time-to-time to sell their wares, the life of a farmer is a sought-after one.

Farms are easy-to-obtain properties, specialized to players who prefer solo or duo gameplay over all else. Welcoming players who choose to move at their own pace, these properties are prime opportunities for players new to the roleplay scene.

GUNSTORE

It is often said that the story of the west was written by the trigger of a gun. With that simple truth, a gunsmith is rarely out of work. Gunsmiths construct, engrave, and maintain guns for their customers across the State. 

Gunstores are craft-based properties, welcoming players to gather resources, create trade opportunities, and slowly build their wealth through sale and roleplay. Multiple gunsmiths may be hired on, creating opportunities for expansion.

HORSE RANCH

When the toils of cattle-driving and slaughter are not enough, some ranches take on horse training alongside their other ranch fare. Raising fine horses alongside their animals and crops, these ranches are among the most profitable.

Horse Ranches are massive undertakings, best suited for large groups of like-minded individuals seeking to build communities all their own, or are seeking high amounts of roleplay and trade in their game.

HOTEL

Travelers and short-term rests are common in a place where work is fleeting and new opportunities are always on the horizon. Hotel owners maintain their building and rooms, serve breakfast and profit off of this simple fact of life. 

Hotels are ideal properties for solo players or small groups, who are looking to interact with locals around their chosen town. With a focus on roleplay over active trade and commerce, they are geared towards immersion-focused players.

MANOR

The elite - the upper crust. Manors are signs of wealth, displays of power for the few who reign at the top of the heap. Bustling with family and staff, these properties are few and far between. 

By obtaining a manor, your character cements themselves as a person of extreme wealth, and finds a place in the State's high society. The properties are typically intended for a leading figure, their family, and their staff.

PLANTATION

Old money and grim practices run deep in the south, and plantations are a pillar of that bygone era. Once pinnacles of southern wealth, plantations are forced to learn new ways to survive in this brighter world. 

Plantation-owners are typically considered to be at the top of southern high society, and as such are held to a strict standard. Owners will find themselves balancing trade of resources with social and high society roleplay.

RANCH

Ranches are the backbone of the economy, providing meat, hide, and crops across the State. From cattle-driving to raising hens, sheep-herding and beyond, ranches are a never-ending, but rewarding form of work. 

Ranches are intended for medium groups to maintain, due to the amount of gameplay-based work involved, in addition to the roleplay involved in the role. Players can expect trade, management, and engagement from the property.

RESTAURANTS

Sometimes, peaceful dining is more desired than the racuous enviornment saloons entail. Restaurants fill this void perfectly, carving a place for themselves by serving food, drinks, baked goods, and more. 

Restaurants are small-scale endeavors, typically owned by solo players, duos, or small groups. Serving customers and maintaining the restaurant's stock are the core of the roleplay experience, making them a far more relaxed environment.

SALOONS

When people enter a small town, their first stop is typically the local 'watering hole'. Saloons serve as communal stomping grounds, where people from all walks of life can eat, drink, or find conversation in others. 

Saloons are geared towards dedicated players seeking to create permanent 'hubs' for the playerbase. Though not tough to maintain or grow, they are heavy in roleplay, trade, and typically maintain relations with the players at large.

STABLES

Stables dedicate themselves to the training, breeding, and care of horses, typically selling and providing to the locals of their area. From the run-down shed to the spacious show stable, there are many options.

This type of property is geared towards solo, duo, or small groups of players who are seeking to work with horses, but may not have the team to run a large-scale horse ranch. They are simple to maintain, with a focus on roleplay and training.

STOREFRONT

From general goods to specialty stores, consignment and fences, storefronts act as a 'middleman' for the trade across the State. Buying, selling, and trading for the best profit, there is rarely a dull moment. 

Storefronts are geared towards players seeking a trade-based experience. Buying or trading items for the best income they can find, storefronts are highly roleplay and management focused.
